What it actually takes to sleep on the main floor: a door, an egress opening, a toilet you can reach without stairs, and when a wardrobe is enough versus a carpenter and a bath.

A first-floor bedroom is not a new wing. It is a room you already have (den, dining room, office, unused parlor) that can take a bed, a door you can close, a window you can climb out of, and a toilet you can reach without the stairs. Those four things are the conversion. Paint and a nicer lamp are not.

This is layout and fixtures, not a diagnosis. If someone in the house has a condition that changes how they move, that conversation belongs with their clinician. The carpenter still has to work with the openings and the plumbing you have.

What are you actually buying?

A room that already works. There is a door, a closet or space for a wardrobe, a window that opens to the yard, and a bathroom on this floor. Moving a bed, a dresser, and a lamp is furniture. You may still want grab bars, a taller toilet, and a handheld shower in that bath, which is the under-$2,000 to $5,000 safety package on the bathroom cost page, not a conversion.

A den or dining room that needs to become a sleeping room. You add or keep a door, confirm the window is an emergency escape opening, put in a closet or a wardrobe, and usually add a smoke alarm in that room. Cost to Renovate’s 2026 table puts doorway widening at $700 to $2,500 per opening if a walker has to pass. Angi interior doors average $802 installed ($363 to $1,241). A bifold closet door on that page is $100 to $300. This is a carpenter and maybe a window person, not an addition.

The same conversion plus a toilet or a shower on this floor. A bedroom without a bathroom on the floor still sends someone up the stairs at 2 a.m. Cost to Renovate puts a full accessible bath remodel at $8,000 to $25,000 and a curbless shower conversion at $6,000 to $10,000. That is the line that turns “we’ll sleep in the dining room” into a plumbing project. Adding a bathroom where there isn’t one is a later House page. Price it in the same week so you do not convert the den and then discover the powder room is a half-bath with a 24-inch door.

If Bid A is $400 for a bifold and Bid B is $18,000, they are not arguing markup. A is a closet door. B is a bath.

Why a den is not a bedroom yet

Code cares about sleeping rooms. The International Residential Code (IRC) wants every sleeping room to have at least one operable emergency escape and rescue opening that you can use from inside without a key or a tool. 2021 IRC R310: net clear opening at least 5.7 square feet (5.0 if it is a grade-floor opening), at least 24 inches high and 20 inches wide, bottom of the clear opening not more than 44 inches above the floor, opening directly to a yard, court, or public way. Local amendments win. Measure the hole with the sash open the normal way, not the glass size on the sticker.

A dining-room picture window that does not crank, a sash that is painted shut, or a sill at 48 inches is not an escape opening. Replacing a sash in an existing grade-floor hole is a window job. The IRC does not require a closet. Appraisers and listing agents often do. A room without a closet can still be a legal sleeping room and still get listed as a den when you sell. A freestanding wardrobe solves daily life. A framed reach-in with a bifold solves the listing. Ask planning and the appraiser’s habits in this town before you open a wall for a closet you do not need this year.

A door you can close is how a bedroom is a bedroom at 2 a.m. An open dining room off the kitchen is not private, and it is not quiet. Angi $802 for an interior door is the cheap, honest line when the opening already exists. If the “door” is a cased opening six feet wide, you are framing a wall, and that is when you ask whether the wall is load-bearing. Smoke alarms belong in sleeping rooms under typical IRC-style rules. Confirm with the inspector when you pull a permit. A detector is not a conversion, but a conversion without one is an incomplete permit.

What the conversion actually costs in 2026

Furniture only. Zero to a few hundred dollars if the room already has the door, the opening, and the bath. That is the job a lot of houses need, and it is the one people skip because they think conversion means drywall.

You do not have to buy that whole remodel. A door, a wardrobe, paint, and a smoke alarm is the small conversion. If someone is quoting $20,000 to “make the dining room a bedroom” and the window already meets R310, ask them to split furniture-grade work from a bath they smuggled onto the bid.

Window that does not meet R310. Grade-floor openings get the 5.0 square foot break. A casement that swings the whole sash is often the easy way to hit width. A slider that leaves a 14-inch hole does not. Price a replacement in the existing rough opening before anyone talks about cutting studs. Cutting a new exterior hole is a carpenter, flashing, and siding match, and it is how a $2,000 window becomes a $8,000 wall.

Bath on this floor. Cost to Renovate $8,000 to $25,000 for a full accessible remodel, $6,000 to $10,000 for curbless. A powder room that already exists may only need a taller bowl, grab bars, and a wider door. That is cheaper than a new wet wall. A bedroom conversion that “includes” a shower is two projects. Put both on paper.

Failure modes that show up after the bed is in

The window is pretty and useless. Grilles, crank-out stops, and a window AC in the only opening are how you fail R310 after you already sleep there. The opening has to work from inside without a key. A stick in the track is not a lock you can forget in a fire, and it is also not an escape if you cannot move it.

No toilet on this floor. Guests can climb. The person this room is for cannot, or should not, at 2 a.m. A commode chair is a temporary fixture conversation with a clinician, not a substitute you should plan a house around. Price the bath or pick a different room.

The hall door is 24 inches. You converted the room and trapped the walker in the kitchen. Measure clear width (door face to stop, door open 90 degrees) on the path from bed to toilet to porch. Offset hinges first. A carpenter second. Cost to Renovate $700 to $2,500 per opening.

You called it an office on the permit to skip the window. Inspectors have seen that sentence. If someone sleeps there, it is a sleeping room. Labeling it a den after the fact is how the listing, the appraisal, and the insurance file disagree.

Closet ate the turning space. A reach-in on the only wall next to the door can make a “wide enough” door unusable from a chair. Public rules talk about space beside the latch on the pull side. A private house does not have to copy ADA, but a wardrobe on the opposite wall often beats a built-in that blocks the handle.

You converted the dining room and deleted the only table. Daily life still needs a place to eat. If the kitchen cannot take a table, you did not gain a bedroom. You traded one necessary room for another.

What has to be on the quote

Three bids, same written scope. Same room, same door, same window work yes or no, same closet vs wardrobe, bath yes or no.

Ask for, in writing:

  1. Name the room. Den, dining, office, parlor. Photos of the window, the door (or cased opening), and the path to the existing bath.
  2. Show the escape opening. Net clear width, height, area, and sill height with the sash open. R310 numbers or “existing opening already complies,” with a sketch. If it does not comply, the replacement window spec, not “we’ll see.”
  3. Show the door. New slab in the existing jamb, or a new wall in a cased opening. Clear width after the door is hung. Load-bearing yes or no if they are framing.
  4. Show storage. Wardrobe (owner-supplied) or framed closet with door type. Angi bifold $100 to $300, interior door $802 average if they are hanging a swing door.
  5. Show the bath plan. “Use existing powder on this floor,” or a separate bath bid. Do not let a shower hide inside a closet line item.
  6. Show smoke alarm and permit. Who pulls it. Angi bedroom-remodel permits $450 to $2,800 is the high-end remodel band; a simple interior conversion may be less. Get the actual fee from the building department.
  7. Show flooring, paint, and electrical only if you want them. Recessed lights on Angi’s accessory table are $400 to $1,100. They are not required for a legal bedroom.
  8. Show the path. Hall doors, thresholds, and the lighting on the 2 a.m. route to the toilet.

If two bids match on those eight and the third is half the money, the third left the window or the bath off.

When the conversion is the honest job

The main floor already has a bath someone can use, or you are willing to fund Cost to Renovate’s $8,000 to $25,000 bath in the same season.

The den has a door, or a cased opening you can close without moving a bearing wall.

The window already meets R310, or a sash in the existing hole will.

You are converting so the daily loop (bed, toilet, kitchen) stops using the stairs. You are not trying to add a listed bedroom for resale while everyone still sleeps upstairs. Resale can follow. The 2 a.m. loop goes first.

A wardrobe and a door are enough this year. Frame the closet when you sell if the listing agent insists.

When you should not convert this room

The only window is a high transom, and cutting a new hole hits a bearing wall or a gas line. Pick another room.

There is no bath on this floor and you are not paying for one. A stair lift on a straight run (NCOA $2,500 to $5,000) may be the smaller daily fix. Or both: main-floor bed for nights, lift so the upstairs is not abandoned.

The dining room is the only eat-in space and the kitchen is a galley with no wall for a table.

Someone needs a rolling shower and a five-foot turn, and this den is 9 by 9 with a radiator. That is a different layout, and it may be a bath remodel in a larger room, not a bed in the leftover dining room.

How do I decide this week?

  1. Walk the 2 a.m. loop on this floor: where the bed would go, where the toilet is, where you would eat. If any of those three still needs the stairs, you do not have a conversion yet.
  2. Open the den window the normal way and measure net clear width, height, and sill. Compare to R310 (20 by 24, 5.0 square feet at grade, sill 44 inches or lower). Write the numbers down.
  3. Measure clear width on every door from bed to bath. Under 32 inches with a walker in the plan means offset hinges or a carpenter, not a new bedspread.
  4. Decide closet vs wardrobe in writing so the bid cannot “add a reach-in” as a surprise.
  5. Put the bath on a separate line. Cost to Renovate $8,000 to $25,000 if you need a real one, or “existing powder” if you do not.
  6. Compare the total to a straight stair lift in NCOA’s $2,500 to $5,000 band in the same week, because those are the two ways to stop treating the stairs as the only path to a bed.

A main-floor bedroom is a door, an opening you can climb through, and a toilet on this floor. Convert the room that already has those, or budget the one piece that is missing. Do not buy a suite because the den needed a bifold.
